PAYMENT SCHEDULE: Due immediately: Reservation Deposit of $250 which will be applied to your cabin rental fees. This Reservation Deposit of $250 is required to confirm your reservations. The remaining cabin rental balance is promptly due 30 days before your stay begins. Cabin Rental Fees include: Cleaning Fee, Nightly Rental Fees & 10% Lodging Taxes (7% State, 3% County).
DAMAGE DEPOSIT: Instead of Charging your credit card for a $250 Security Deposit, which would convert to a damage deposit upon your arrival, we will instead place a $250.00 Damage Deposit TEMPORARY HOLD on your credit card account 14 days before your stay begins. This Temporary Hold Amount will be subtracted from your credit card available balance, which would be held aside should we need to collect monies for any damage done to the cabin during your stay or if there were any violations in the rental agreement. The TEMPORARY HOLD is not charged to your credit card and may remain in effect for up to fourteen (14) days after your stay.
DAMAGE DEPOSIT HOLD VOID: Cabins Plus More truly hopes you enjoy your stay and wants to be able to Void the HOLD on the $250 Damage Deposit. Please help us to not keep the Held Damage Deposit by complying with all cabin rental policies contained in this rental agreement. Failure to comply with the cabin rental agreement may result in partial or full loss of your Held Damage Deposit and may also require additional charges to your credit card.
EXTRA PER PERSON FEES: Nightly and Weekly Rental Fees are for the occupancy of 4 people. Guests over the amount of 4, will be charged a $5 nightly fee or $35 weekly fee. Children aged 3 and under are free.
CANCELLATION: For reservations cancelled 30 days prior to arrival, all of your paid Rental Fees will be returned minus a $25 administration charge; For reservations cancelled 29 to 7 days prior to arrival, all of your paid Rental Fees will be returned minus $250 of your Security Deposit is forfeited; For reservations cancelled less than 7 days prior to arrival, the guest is responsible for the amount of the entire stay. No refunds are given. No exceptions will be made. No shows or no cancellations are subject to entire rental fee charge.
ALL CANCELLATIONS MUST BE MADE IN WRITING: E-MAIL or MAIL. Call to confirm receipt of same by Cabins Plus More. Fee computed upon the receipt of regular mail by Cabins Plus More – we suggest you send mail cancellations by certified mail to confirm receipt – mailed to: Cabins Plus More, P. O. Box 3805, Seminole, Florida 33775.
REFUNDS: Refunds will not be given due to early departures, illnesses, acts of nature or God (fire, floods, lightening strikes, weather conditions), road maintenance/road access, power outages, failure of utility services (including lack of water) and electrical breakers tripping appliances, or malfunctioning of ANY appliances, including: TVs, DVDs, Surround Sound, Fire Places, Hot Tubs.
CHANGES TO YOUR RESERVATION: Should you need to change your reservation dates, we can reschedule your reservation with no penalty provided the change is processed at least 30 days prior to your scheduled check-in date. (Your Deposit will be held for the future reservation.)
CHECK-IN POLICY: Check-in is at 3:00 PM. Please do not attempt to check in early unless prior approval has been given by Cabins Plus More. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. Please do not attempt to check out late unless prior approval was authorized by Cabins Plus More.
CHECK-OUT POLICY: Check-out is promptly at 10:00 a.m. (no later) to allow the appropriate time for cabin cleanings. Our Cleaning Company is instructed to come into the cabin promptly at 10:00a.m. whether or not the Guests have departed. Failure to depart by 10:00a.m, may incur an additional days fee. A Check-out List will be provided to you & needs to be completed before departing. Please do not attempt to check out after 10:00 a.m. unless prior approval was authorized by Cabins Plus More.
COPY OF YOUR DRIVERS LICENSE: A legible copy of your Drivers License is required when submitting your signed rental agreement.
MINIMUM AGE REQUIREMENT: Our cabins are not rented to anyone under 25 years of age. For this reason, we request a copy of your driver's license be sent to us along with your signed Rental Agreement. Parents: Do not call and book a cabin for your under-aged children. The person over 25 years of age or older, making the reservation, must occupy the cabin rental during the entire stay. We DO NOT rent to someone of 25+ years old, while the remaining guests in the group are in their lower 20's and high teens. We feel the Responsibility Level of this age group is mostly slim to none and Responsibility and Respect is a requirement for staying in our cabin rentals.
OCCUPANCY LIMIT: There is a maximum number of 8 people allowed to stay and sleep in the cabin at all times (all guests are to be approved by Cabins Plus More). This amount includes any visitors even if they are not sleeping overnight in the cabin.
NO PETS: We have a strict "NO PETS" policy. You, or anyone in your party, will NOT bring any pets onto the property or inside of the cabin. We cannot make an exception no matter how small, type of bread, or well behaved the pet. Any violation of the "No Pets” rule will result in the loss of the renter's entire security deposit. If you need to bring your pet with you, please choose a cabin rental that is Pet-Friendly.
NO SMOKING: We have a strict "NO SMOKING" Policy inside any of the cabin rentals. There are no exceptions to this rule. Smoking is permitted ONLY on Outside porches or decks. Please do not dispose of your cigarette butts in the yard or surrounding areas. Cigarette butts shall be disposed of after you water them down. Prevent fires from starting in the garbage cans due to smoldering cigarette butts. If cigarette butts are found on around the cabin property, additional cleaning fees may be incurred. Smoking is NOT allowed inside the cabins at any given time. Smoking is not allowed by the hot tub in order to prevent ashes from burning holes in hot tub cover. Due to previous hot tub cover repairs from cigarette ashes, we ask you to smoke away from the hot tub.
RIGHT OF ENTRY: Cabins Plus More reserves the right to notify the renter, and if necessary, enter the cabin rental at any time to check disturbances, damage, make repairs or conduct a visual walk-through inspection.
PROBLEMS WITH APPLIANCES/ELECTRICAL ITEMS: If you have any problems with any appliance or electrical item, call Cabins Plus More and every effort will be made to repair the defective item. Service calls resulting from the neglect or misuse by the guest, may result in the guest being responsible for the repair.
EVICTION POLICY: Immediate eviction may result in violation of any rules contained here in; breach of the peace, excessive noise, or nuisance to other neighbors.
UTILITIES/PHONE: We will pay all utility costs (water, heat, electric, and local telephone). You are responsible for your own long-distance telephone charges by using a phone card or your cell phone.
TRASH REMOVAL: You are allowed a total of 5 filled garbage bags to be put in the Garbage Cans. No loose garbage is allowed in garbage cans. All trash should be put in a trash bag. You are required to dispose of any garbage over 5 bags to the Fannin County Convenience Center during your stay and while you are checking out. You are responsible for the minimal Garbage Disposal Fees associated with Fannin County Convenience Center. * There should NOT be any Garbage left inside the cabin or outside on the porches or grounds. If you leave garbage inside the cabin or outside on the porches or grounds, or have loose garbage (unbagged) in the garbage cans, you will incur additional fees which will be depleted from your Temporary Damage Deposit Hold. These additional fees will be paid to our Cleaning Professionals for their time and labor of sorting through the loose garbage and putting into garbage bags. Directions to the Fannin County Convenience Center are noted in the Cabin Information Binder.
NO "WILD PARTY" CABINS: Cabin rentals are NOT “WILD PARTY CABINS”, but are well-kept privately owned homes and, as such, we expect them to be treated with respect. Excessive drinking and leaving your bear bottles, liquor bottles or any other liquor items throughout the cabin, will incur additional fees to be depleted from your Temporary Damage Deposit Hold.
SEPTIC SYSTEM: Our cabins are on a septic system. Please do not attempt to flush anything other than toilet paper.
HOT TUB: You will use the hot tub at your own risk and shall hold harmless and indemnify Cabins Plus More from any responsibility or liability or claims related to said usage. You are aware that you are NOT allowed to drain the hot tub, there is No Smoking by the hot tub area, and are not allowed to touch the Circuit Breaker Box for any reason.
GAS LOG FIREPLACE: Do not burn wood or any other items (i.e., paper, etc.) in the gas log fireplace. Inside Fire Places are not in operation during the summer months of June through mid-September.
FIRE PITS: Cabins Plus More agrees to provide fire wood for all properties with outdoor fire pits. Do not build fire pits, or any outside fires of any kind, on properties that do not have fire pits. Do not build bonfires. Be mindful of dry weather conditions and windy days. Burning campfires under these conditions can start wild fires.
CABIN LINENS/TOWELS: All cabin linens are to stay in the cabin. All linens/towels should be kept in excellent condition and not misused for any other purpose than what it was intended for. Do not take towels, blankets, hand towels, hot tub towels, or any linens/towels out of the cabin for any reason. Blankets are not to be used by the fire pit, pillow cases are not to be used for garbage receptacle, towels are not to be used for anything other reason then to dry yourself off from the hot tub or the shower. The cabin Linens/Towels are not souvenirs and will remain the cabin rental owner's property.
FIREWORKS: Fireworks are not allowed on the property and are NOT allowed in the state of Georgia.
ILLEGAL DRUGS: Neither you nor your guests will use illegal drugs on the property.
MOVING OF CABIN FURNITURE: Cabin furniture, other than dining room chairs, is not to be moved, and should be kept in it’s original location. If the furniture is found NOT in it's original location, additional fees will be depleted from your Temporary Damage Deposit Hold to have furniture moved back in its original location.
LEAVING THE CABIN FAIRLY CLEAN: The cabin will be clean when you arrive, and we request that you leave it in overall good condition when you leave. If the cabin requires an excessive amount of cleaning (over and above the standard cabin cleaning process) due to the fact that you or your guests left the cabin in an unusual state, an extra cleaning fee may be charged to your credit card or you will be billed. i.e., if you leave the stove-top covered with dried up food or overage pot spills, you will incur additional fees for our cleaning professionals to spend more time cleaning your food off. Clean up after yourself, and there will be no problems with excessive cleaning issues.
DAMAGE TO CABIN PROPERTY: Premises are to be left in undamaged condition. Additional charges may be assessed to cover damage or repairs.
BEARS, BUGS: Bears are in the mountains and you should take caution when hiking or any other activity outdoors. Ladybugs, scorpions, bees, wasps, hornets, ticks, ants, spiders and other insects may be found in the mountains, and as such, refunds will not be given if you come across any of these during your visit.
LIABILITY RELEASE FORM

_____________________ (Hereafter referred to as the licensed guest) desires a short-term license from "CABINS PLUS MORE", for __________________ referred to as the property).
_____________________ (for myself, my guests (registered or unregistered) and invitees, hereby agree to hold Cabins Plus More, its owners, employees and agents (individually and/or collectively as “Cabins Plus More”) harmless and indemnify them against any and all claims, damages, suits, causes or action of damages and costs thereof arising from injury to a person or property or loss of life sustained in or about the cabin and associated surrounding lands and streets (the “Premises”) by any person or persons whatsoever. You agree that Cabins Plus More shall not be liable for any personal injuries or damage to any goods, wares or property regardless of how such injuries or damages may be caused.
_____________________ the licensed guest, hereby acknowledges that he/she is using the property for the purpose of short-term occupancy in "as is" condition, at his/her own risk. The licensed guest hereby agrees to check in and out at the contracted times specified on their short term Rental Agreement.
_____________________ must register all occupants below on this form including children. Any guest found on the premises that is not registered will be asked to leave. Renter may be subject to forfeiture of deposit for any violation of these rules. We reserve the right to evict renter and all occupants. REFUNDS MAY NOT BE GIVEN.
