Reservation Policy

Reservations are NOT accepted via email & your Reservation is NOT confirmed until we receive the Security Deposit


PROCESS

1st Step:
Review our rental agreement below.

Remember: NO Pets, Smoking allowed only on outside porches (No exceptions), and you need to be at least 25 years old to rent. No Exceptions. If you are 25 years old, and you have other guests coming with you in their early 20's and high teens, please do not rent our cabins. We have very strict rules & regulations, that most likely, will have have a hard time being abided by.

2nd Step:
Submit your payment for the $250 Reservation Deposit.  The Reservation Deposit WILL BE applied to your cabin rental fees.  Your cabin rental reservations are not finalized or confirmed until we receive this deposit.  We DO NOT HOLD any cabin rentals.

 

3rd Step:
Once the $250 Reservation Deposit is received, your personal information will be entered on the Rental Agreement and it will be emailed or sent to you. 

 

4th Step:
Review Rental Agreement, sign every page, fill out the Occupant Names & Ages, include a legible copy of your driver's license, and scan & then email to: email@cabinsplusmore.com OR fax to 727-499-6830.

5th Step:
Balance is due 30 days before your stay begins.

 

6th Step:

Two weeks before your stay begins, a TEMPORARY HOLD of $250 will be applied to your credit card.  This Temporary Hold Amount will be subtracted from your credit card available balance, which would be held aside should we need to collect monies for any damage done to the cabin during your stay or if there were any violations in the rental agreement.


6th Step:
A Welcome Packet will be mailed to you approximately 2 weeks before your stay begins (ONLY if we have received the entire Signed Rental Agreement, Legible Driver's License copy, and the Cabin Rental Fees have been Paid in Full, as well as the Credit Card Approval Received for the $250 Damage Deposit Hold).  The Welcome Packet will include: exact cabin directions from your street address, exact directions to local stores & restaurants, emergency contact telephone info., other important information and, most importantly, the access information to get into the cabin. All cabins include a Cabin Information Binder with the same information and more. You will receive a hospitality phone call in the early evening of your arrival. Please advise us about any cleaning issues, supply shortages, and be ready to ask any questions.

Minimum Nightly Stay:
5 night minimum stay during June & July & Christmas

4 night minimum first 2 weeks of August

3 night minimum stay for all weekends in October

3 night minimum stay during New Year's Eve, Memorial Day Weekend, Labor Day, Easter, other Weekend Holidays
6 night minimum stay during Spring Break, Thanksgiving Week
2 night minimum stay during all other times


To Confirm your Reservation: To confirm your reservation, a $250 Reservation Deposit is required. The Reservation Deposit WILL BE applied to your cabin rental fees.  Your cabin rental reservations are not finalized or confirmed until we receive this deposit.  We DO NOT HOLD any cabin rentals.  Do not make assumptions that the cabin is yours for your dates, because you have emailed us or spoke with us on the phone.

 

Damage Deposit: 14 days before your stay begins, a TEMPORARY HOLD of $250 will be applied to your credit card.  Instead of Charging your credit card the $250 Security Deposit, which would convert to a damage deposit upon your arrival, we will instead place a $250 TEMPORARY HOLD on your credit card account 14 days before your stay begins.  This Temporary Hold Amount will be subtracted from your credit card available balance, which would be held aside should we need to collect monies for any damage done to the cabin during your stay or if there were any violations in the rental agreement. The TEMPORARY HOLD is not charged to your credit card and may remain in effect for up to fourteen (14) days after your stay.

Payment Balance: The remaining Balance of Rental Fees is due 30 days before your stay begins, Cleaning Fees and Lodging Taxes which is 10% of total Nightly Rental Fee.

Accepted Payment Methods: Pay Pal • Visa • MasterCard • Discover • American Express • Personal Checks - if more than 30 days before your reservation starts • Money Orders accepted only for exact amount • Cashier Checks accepted only for exact amount.

Email Invoicing
- If you would like to be invoiced via email (via Paypal Secure Payment Processor), please call 727-504-7714 or send an email to: email@cabinsplusmore.com giving your full name, age, # people staying, arrival and departure dates, telephone number where you can be reached, and email address.

Cancellation Policy:
• For reservations cancelled 30 days prior to arrival, all of your paid Rental Fees will be returned minus a $30 administration charge.
• For reservations cancelled 29 to 7 days prior to arrival, all of your paid Rental Fees will be returned minus $250 of your Security Deposit is forfeited.
• For reservations cancelled less than 7 days prior to arrival, the guest is responsible for the amount of the entire stay.

- No shows or no cancellations are subject to entire rental fee charge -
- ALL CANCELLATIONS MUST BE MADE IN WRITING – E-MAIL, MAIL or fax to: 727-499-6830 -
** We will NOT give refunds due to weather conditions, power outages or early departures **

Changes to your Reservation: Should you need to change your reservation dates, we can reschedule your reservation with no penalty provided the change is processed at least 30 days prior to your scheduled check-in date. (Your security deposit will be held for the future reservation.)

Damage Deposit HOLDs: Cabins Plus More truly hopes you enjoy your stay and wants to be able to Void the HOLD on the $250 Damage Deposit. Please help us to not keep the Held Damage Deposit by complying with all cabin rental policies contained in this rental agreement. Failure to comply with the cabin rental agreement may result in partial or full loss of your Held Damage Deposit and may also require additional charges to your credit card.  After your departure, we will receive the Cleaning Professional's Guest Check Out Report. Based on what has been noted by our Cleaning Professional will determine how if part of your Damage Deposit Hold is to be kept. If our cleaning professional discovers rental agreement violations, damage, theft, check-in or check-out policies were not followed, respect was not given to the care of the cabin by you and your party, or anything was done inappropriately that will cause the owner's to spend money to repair, fix, clean up, de-stain, etc., these charges will be paid by the registered guest and the amount will be deducted from your Damage Deposit Hold. Any damages in excess of the security deposit will be billed to the person booking the stay. The cabins shall be left in excellent condition, reasonably clean (extra cleaning beyond the normal will be deducted from the security deposit). Pictures will be taken accordingly and sent to the owner to be inserted in the registered guest's file.

 

Extra Per Person Fees: Nightly and Weekly Rental Fees are for the occupancy of 4 people. Guests over the amount of 4, will be charged a $5 nightly fee or $35 weekly fee. Children aged 3 and under are free.


Cancellation: For reservations cancelled 30 days prior to arrival, all of your paid Rental Fees will be returned minus a $25 administration charge; For reservations cancelled 29 to 7 days prior to arrival, all of your paid Rental Fees will be returned minus $250 of your Security Deposit is forfeited; For reservations cancelled less than 7 days prior to arrival, the guest is responsible for the amount of the entire stay. No refunds are given. No exceptions will be made. No shows or no cancellations are subject to entire rental fee charge.

 

Restrictions: You need to be at least 25 years old to rent, be the person responsible for signing the Rental Agreement & are the sole person responsibility of the entire payment. You will need to stay at the cabin with the other guests, during the entire visit.  Smoking is allowed on Outside Porches Only (no exceptions); NO Pets Allowed (absolutely NO Exceptions)
